Furthermore, business owners can choose from different types of asphalt shingles like three-tab or architectural depending on their budget and preference. The most common application of flat roofing in Vancouver is two-ply, modified bitumen membrane systems. Modified Bitumen roof systems utilize asphaltic membranes modified with SBS or APP bitumen and reinforced with fiberglass or polyester mats to produce a strong and flexible waterproofing membrane. These systems are very versatile and can be installed using hot asphalt, cold adhesive, torch applied or self‐adhered.

Great West Enterprises Ltd is a certified installer of IKO modified bitumen membrane systems in order to provide homeowners the high quality installation of the product.

When it comes to commercial and industrial flat roofing applications, the most common water-proofing systems are both modified bitumen and built-up tar and gravel systems. The thermoplastic polyolefin (TPO) and ethylene propylene diene terpolymer (EPDM) systems, both single-ply membranes, are alternatives for application in the commercial setting.

Flat, Foam, or Single-Ply Roofing

Flat, foam, or single ply roofing are all viable options for commercial buildings. With proper installation and regular maintenance, flat, foam, or single ply roofing systems offer long-lasting protection against weather elements ultimately ensuring comfort throughout your building all year round!

Metal Roofing

For business owners, choosing the right type of roofing is crucial to ensuring their commercial space is protected from extreme weather conditions and environmental hazards.

Metal roofing has become an increasingly popular option for its durability, longevity, and energy efficiency. It can withstand strong winds, heavy rain or snow loads, and even fire. This not only provides peace of mind but also reduces repair costs in the long run. Moreover, metal roofs are environmentally friendly as they are made from recycled materials and can be fully recyclable at the end of their lifespan. Business owners can choose from a variety of styles and colors that suit their aesthetic preferences while enjoying lower energy bills due to metal’s reflective properties that help reduce heat absorption into the building. With all these benefits combined with low maintenance requirements, it’s no wonder why more business owners are opting for metal roofs over traditional roofing options.

Advantages of EPDM Roofs

  • A metal roof can last 40-70 years, depending on the material. Traditional asphalt roofing materials have a life expectancy of 12-20 years.
  • Metal roofs require less expensive maintenance than other roofing materials
  • A wildfire or lightning strike won't ignite metal roofs into flames.
  • Reflecting the sun's UV and infrared light rays reduces roof surface radiant heat, which can reduce cooling costs by 10-25%.
  • A metal roof is not only environmentally friendly, but it is also 100% recyclable when it is no longer used as a roof.

Disadvantages of EPDM Roofs

  • The cost of a metal roof can be as much as two or three times that of any other roofing material.
  • In some cases, metal roofs are more noisy during heavy rain or hailstorms, depending on the type of decking used during installation.
  • It may be difficult to find an exact match if a repair is required or a home extension is added years later.
  • A low-grade metal may also have a thinner gauge and be less durable, resulting in serious damage to the roof if water accumulates anywhere on the roof due to poor installation or repair.

TPO Roofs

You can choose TPO, or Thermoplastic Olefin, as your membrane roofing material for both environmental and economic reasons. By using TPO, you can reduce the cost and environmental impact of your building and utilities. Since TPO reflects heat, you won’t need to use as much air conditioning. Furthermore, TPO has excellent resistance to ozone, UV, and chemical attacks.
There are two methods of installation for a thermoplastic olefin (TPO) roof:

Adhesion

The TPO membrane is adhered to the substrate with a strong chemical adhesive, resulting in a strong, watertight bond.

Mechanical Attachment

The TPO membrane is fastened to the structure's substrate using screws. The TPO membrane sections are overlapped in order to create greater waterproofing. These overlapped pieces are bonded by hot-air welding to form a weatherproof seal.

EPDM Roofs

Low-slope roofing applications use EPDM (ethylene propylene diene terpolymer), which is highly durable and derived from oil and natural gas. The rubber material comes in black and white, and comes in rolls of various widths, allowing you to customize your single-ply membrane roofing project to your liking.

Installation of EPDM Roofs

Installing EPDM is one of the simplest and most flexible roofing materials. You can completely adhere EPDM to the top of your structure, directly over the roof insulation. Wood, metal, or stone reinforcements can also be ballasted to make EPDM stronger and more durable. To create a weatherproof seal, EPDM material seams are sealed with liquid adhesive chemicals or roofing tape.

  • It is one of the most cost-effective roof materials
  • Easy installation due to lightweight material
  • It can last up to 50 years if properly maintained
  • In case of leaks or other damage, it is easy to repair
  • When there are protrusions on a roof (chimneys, lanterns, vents, etc.), installation becomes more challenging.
  • EPDM can be punctured by falling tree branches or foot traffic due to its thin thickness
  • It can be difficult to find a qualified technician since EPDM has only been around for about 40 years
